Procedures to buy a home in Jávea, Denia, Moraira...

If you have come this far looking for the procedures that must be done to buy a home, perhaps you can also find the house, villa or apartment you are looking for. Many of our clients start by asking us what procedures do I have to do to buy a house on the Costa Blanca? In MG Villas we have been working in the real estate sector for many years and accompanying our clients throughout the process of finding and buying their new homes, so we believe we can answer you and explain all the procedures that you must carry out for the purchase of your new home.

First step: search for the property you need

Unlike other countries in Spain (in case you need financing for the purchase) you have to find the definitive house first before asking for the financing / mortgage. This is the moment in which you can contact us as Inmobiliaria Javea, Dénia, Moraira, etc ... and our team of agents will begin to help you in the search to make the way easier. On our website you can find the best villas and apartments in Jávea and surroundings, but if you do not find exactly what you are looking for, we will take care of giving you so many options until you find the perfect one. We will need you to answer questions such as What budget do you have? Which area are you most interested in? What type of home are you looking for and how many bedrooms do you want? We will need you to tell us what your perfect home should have and we will get to work.
For now we invite you with the help of our web search engine to start looking among all the apartments and villas for sale in Jávea, Denia, Moraira, Benissa, etc ...

Review the documentation of a house before buying it

One of the steps that you can not skip is the important review of the documentation of a house to corroborate that everything is in order. During this process you will also have our team of real estate agents helping you.
To know if it is free of charges we will ask for a simple note updated in the Property Registry (to know if it has embargoes, mortgages, etc ...) Another important detail that should be known before buying and then not have scares is if the house is up to date with payments such as the IBI, the community and garbage. If the house has an energy certificate, we will also order it. This information is important to take into account and request it before the purchase to avoid future surprises.

Steps to follow to buy a house with a mortgage

In the event that you want to buy a home but need financing for it, you must talk to your bank so that your bank manager can verify and give you the conditions of it. In case you do not have a trusted bank manager, at MG Villas we can contact the bank managers we work with and you can see if it is of interest to you. If the bank accepts the mortgage, we can move on to the next step, the deposit contract.

The deposit contract to reserve the property

Once the mortgage is approved, you will have to go on to make the deposit contract so that the seller can reserve the property for you and there is no other person who can make another offer and buy it. Once the price has been negotiated, the satisfaction of the expenses will also be negotiated. Normally, in the area, the common thing is that the Notary and the Registry are borne by the buyer, and that the surplus value and API fees are borne by the seller.

On the other hand, the deposit contract is a private document signed by the buyer and the seller. It is at this time when the buyer gives the seller an amount of money in the form of a signal. This amount will count as an advance of the final price. The normal thing about the deposit contract is that it is 10% of the value of the property, but this amount can be agreed and fixed by the interveners. This contract, despite being a private contract, also has legal validity.

Elevation of the contract to a public deed

This is the most important day, when the Notary raises the sale to the public attesting to it and leaving a record of the notarial public document where the owner of the house and all the conditions of the operation are changed. Once the rest of the property is signed and paid, the keys will be handed over. Congratulations on your new home!

Next steps when buying a property

The next step will be the payment of the Property Transfer Tax, a tax that must be paid during the 30 days following the purchase of the property. Depending on the autonomous community where the house is located, the amount will depend. Right now it is between 4 and 10% of the value of the property. Then you have to register the sale in the Real Estate Registry. You also have to make the change of ownership in the cadastre so that next year the garbage rates and the IBI pass to your name. And we will finish the process of buying a home with the change of ownership in the supply contracts such as electricity, water, gas ...

Now you know the steps that must be followed to buy a property or home, but we recognize that helping and accompanying our buyers throughout the process is a service that we give to our clients with satisfaction since we are accompanying them in one of the most important processes of life (in terms of economic issues, because the most important moments in life are the smallest)
